Fascia, soffit, guttering — what’s the difference?
These three terms get mixed up a lot. Here’s what each one actually is and why it matters which one’s failing.
Fascia boards
The board running along the roof edge — supports the bottom row of tiles and carries the guttering.
Soffit boards
Sits underneath the fascia, closing the gap between roof edge and wall while allowing loft ventilation.
Guttering
Carries rainwater away from the roof edge — blocked or cracked guttering is a common cause of damp walls, especially on Bath’s stone terraces.
Downpipes
Carry water from the guttering down to ground level drainage — often overlooked until they crack or come loose.
Cast-iron replacement
Many older Bath properties still have original cast-iron guttering — we can repair, replace like-for-like, or convert to low-maintenance uPVC.
Capping (over-boarding)
Fitting new uPVC over existing timber, a cheaper option than full replacement where the timber’s still sound.
Small problem, big consequences
Blocked or damaged guttering sends water down external walls rather than away from the property — on Bath’s honey-coloured stone terraces this shows up as dark staining and, over time, damp problems that have nothing to do with the roof covering itself. It’s one of the cheapest things to fix and one of the most expensive things to ignore.
